We have represented many buyers in new construction homes in Del Sur and have learned a lot of valuable information along the way. By sharing our experience while helping you compare new construction homes to each other and to resale homes on the market, we are able to give you a better understanding of the processes involved with both. We have been lucky to develop a great relationship with StanPac over the years which has allowed us firsthand information and negotiation options not available to others.
NEW HOME CONSTRUCTION TIPS
- Prices are negotiable – but not always. Supply and demand has a lot to do with price and when homes are selling quickly, the wiggle room is obviously lessened or eliminated. However, as neighborhoods near the end of their phase releasing, the builder has to keep up with the construction schedule of other homes that have sold, leading to often negotiable sales prices. When there’s no budge on price – upgrades, design center credits and contingent sale terms are a great value add to the home.
- Get pre-qualified. Pre-qualifying in order to save your place in line lets you wait for a desired phase, lot size, or orientation. The earlier you pre-qualify, the better your chances are of being at the top of the priority list. (Cash buyers generally move to the top of the list.)
- Use a Realtor. Seems like a typical thing for us to say, but there is so much information not published and only learned with experience that we are able to offer. If your time, money and sanity is valuable to you, this should be rule #1.
