The Newbie
The newest community in Del Sur has arrived, and it is nothing short of spectacular! “The Estates” had its grand opening this weekend, and we were blown away by the expansive lots, innovative features in each model home, backyard size, and upscale amenities contained in this gated enclave.
Zen-Sational Design
We attended an invite-only presentation by Standard Pacific Homes on October 15, 2014, where we learned about the lengths the architects go to while creating the seamless indoor-outdoor space configuration of Del Sur homes and their contemporary interior structure. During the design process, the architects survey prior Standard Pacific homeowners to find out what features they enjoy in their homes and what they wish were included.
Model Material
Standard Pacific hit the nail on the head with subtle executive features throughout the models that make a world of difference. Examples? The beverage center and refrigerator inside of the laundry room in Model 1. The optional caterer’s kitchen with its own cooktop and dishwasher in Model 2. The washer and dryer inside of the large walk-in closet in Model 3.
The custom feel of “The Estates” is luxurious, spacious, and high end, with the added benefit of being a part of the built in Del Sur community. For those who feel that some Del Sur homes are essentially overpriced track homes, the homes at the Estates feel like, well, estates.
One might get lost in, say, the guest suite in Model 1, which has its own stackable washer and dryer, small kitchenette, garage, and porch. Any family is sure to appreciate the “super” laundry room in Model 2 that holds four washers and dryers, or the sleeping porch outside of the Master Bathroom in Model 3 with two refrigerators.
It’s all about Location
Location-wise, the Estates are adjacent to Santaluz and are the farthest South in Del Sur. Located off of Carmel Valley Road one mile east of Black Mountain Park, the 56-home community will extend far off of Carmel Valley Road and will be surrounded by protected open space as the community develops. 3.2 miles separates the entrance gate of the Estates from Willow Grove Elementary School, the Poway Unified District K-5 school that “Estates” children can attend. Middle school children can attend Oak Valley Middle School, which sits just .7 miles to East, and high school kids will drive 2.3 miles to Del Norte High School.
The Leaders of the Pack
The first six homes are priced between $1,570,900 and $2.220,000 dollars, and will officially be for sale on January 17, 2015 at the first sales release. With the amount of interest shown by buyers from Rancho Santa Fe who desire the tight knit Del Sur community, multi-generational families living together, and other move-up buyers present at the Grand Opening, it looks like the homes are priced right to cater to those desiring a custom, quality home at the upper echelon price point of Del Sur.
Two side notes:
- Those attending or wanting to attend Design39Campus, the new, innovative Poway K-8 school in Del Sur, “Estates” children are not eligible to attend this school.
- Additionally, the mello-roos taxes on “Estates” homes are relationally cheaper per sales price than in other parts of Del Sur. The tax base at the Estates is 1.045%, while other Del Sur homes have a tax base of up to 2%.
