PRICING:

When you purchase a new construction home, you are buying the home with standard included features.  There are many upgrades and options to select to customize your home to your taste.  You can either purchase these options through the builder, or you can take your time renovating your home after the close of escrow, which lowers your tax base. Summer House pricing may have a significant jump from the Plan 1 to the Plan 2 model, as there is a fairly large jump in square footage between the models ( 2,000 to 2,700 sq. ft.)

  • The Cottages: from the high 500’s
  • Villages: from the high 600’s
  • Summerhouse: from the mid 800’s

PROP 60 FOR THE WIN

This is one of the only chances to live in Del Sur without paying all of those high taxes!  Not only is the tax base decreased from the traditional 1.7% to 1.04% due to the non-use of the schools, but Prop 60 & 90 will allow eligible homeowners to buy a home and only pay a fraction of the taxes! Read more.

WHAT’S NEXT?

PRE-QUALIFICATION will start the priority list to purchase. Right now, if you are on the interest list, you are receiving information, however the  pre-qualification process is what “saves your place in line.”

  • Del Sur homeowners will get a two week head start to pre-qualify, however CalAtlantic is still working out the details, which will be finalized within two weeks

THE BASIC AUBERGE FACTS

  • You do NOT need to be 55 years old to purchase one of these homes! Please see the link here for an explanation. Auberge FAQ’s
  • All Homes in the community will have a backyard (whoo hoo!).
  • There will be many pavers and front yard landscaping in all of the community
  • All interior doors are wide enough for a wheel chair and walker; and all models have a “super shower” option. While the homes are not handicap accessible, they are created to be if needed: i.e. backing is put into the wall for a homeowner to add a grab bar in the shower if necessary
  • Those plans with a loft have the option to add a half or full bathroom
  • The homes will be separated by wood fences, and there will be block fences with glass around the perimeter of the canyon
  • Solar options will exist, with the homeowner getting the tax credit available through the end of 2016, when the credit expires if it is not renewed
  • You will have the option of an extended walk in closet in the master bedroom

 

FEES:

  • There are two HOA dues within the three communities, which total $282-301/month.  This will include front yard landscaping, the use of ALL Del Sur amenities (13 pools & parks) in addition to Auberge amenties, the maintenance of the gate, and other various community maintenance.
  • When you move into Del Sur, there is a one time fee that is equal to .125% of the total purchase price of the home.  The fee goes towards all of the incredible events that the Del Sur Community Services Council puts on.

These will be six units with shared paved motor court landscaped with pavers. Each will have a 2-car garage and a fenced in yard. Plans 1 & 3 are the only attached duplexes in the entire Auberge Community, while Plan 2 is detached.

SUMMER HOUSES

Note that the Plan 1 is 2000 sq. ft., while the Plan 2 is 2700 sq. ft.  This will explain any larger than expected price differentials between the two plans. Cal Atlantic will landscape the front yard, and the owner will maintain it. You will be responsible for landscaping the backyard, though they are working on optional landscaping packages for an extra fee. These homes will all have their own driveway.

  • Plan 1
    • Will have a porch and a dining room
    • There will be an optional fireplace in the Del Sur room
    • The backyards have a minimum of 35 feet deep, and 45 feet wide
  • Plan 2
    • Has an office with the option to convert the office into a bedroom with an en suite bathroom
    • Has a dining room
    • The upstairs bonus room has an optional 4th bedroom with a full bathroom and walk in closet (this just decreases the size of the bonus room)
    • Will have a porch
  • Plan 3
    • Has a bonus room
    • Option to enclose the office into a bedroom
    • Optional dual master
    • Porch
    • Dining room
    • 2nd Floor: Has the largest bonus room in the community with an optional refreshment center. You can add a full bedroom & bathroom upstairs OR you can make the entire second floor the dual master with a smaller bonus room

 

FOR THE TECH SAVVY:

You will not need a clicker to enter the gate.  Instead, the headlight of your car(s) will have a barcode that will open the gate automatically.  You will be able to register guests on the website. There will be a virtual exercise instructor. No more waiting for specific class times!
