At the recent brokers meeting for Auberge Del Sur 55+ we were able to learn a LOT about the new communities being built. Here are a few key points we were able to gather about each:

The Cottages


  • Plan 1 & 3 are a duplex sharing one common wall separated by the garage
  • Plan 2: detached
    • Plan X is the biggest (X in this community signifies that there is a second floor)
  • Plan 3:
    • L shaped yard
    • * *Most indoor/outdoor capability**
  • The community are mirror images of each other:  re: placement within the courtyard


The Villas


  • Del Sur Rooms
  • Plan 1:
    • The office stays an office; cannot be converted to a bedroom
    • Plan 1X:
      • Optional powder room
      • Full bath
      • Some have a front deck
      • Was one of the most popular models in Ranch Mission Viejo (the 55+ community that Auberge is modeled after), where they did not have the bathroom option (thank you CalAtlantic for interviewing Rancho Mission Viejo homeowners and making changes based on their feedback); storage
    • Plan 2:
      • Optional fireplace in Del Sur room
      • Has a 2nd master
    • Plan 3:
      • High ceilings
      • Open feel
      • Optional fireplace in Del Sur Room


Summer House


  • New product line — did not exist in Rancho Mission Viejo with this builder
  • 36 feet minimum backyard depth
  • Plan 2:
    • Can have a 4th bedroom
    • Bedrooms are a little larger
  • Plan 3:
    • 2nd master bedroom upstairs as an option
  • General:
    • Mello Roos: 2 bonds
      • One bond pays for services: Streets, fire, pests, & police — Auberge residents pay this one
        • Line item on tax bill
      • One pays for schools: Auberge residents do not pay this one, which is where there is a  lower mello roos fee than in other parts of Del Sur


Del Sur Residents and their immediate family members (parents, in-laws, or grandparents) are able to pre-qualify between February 13th and the 23rd. Fill out the Auberge Prequalification Worksheet and drop it off at The Alcove in The Ranch House before 4 O’Clock on February 23rd. All general applicants can apply online on the CalAtlantic website on February 24th at 10 AM.
