After an amazing brokers meeting about Auberge Del Sur last night, we have some really important information to share. Check it out!
IMPORTANT DATES
- February 13 – 23: Del Sur home owners and their immediate family (must be able to prove residency with tax records) are able to drop off or fill out their Auberge Pre-qualification Worksheet in person at The Alcove at The Ranch House
- February 24th: at 10 AM, all applicants will be able to submit the pre-qualification application online through the CalAtlantic website
- March 12th: Grand Opening – let the walk throughs begin!
- March 19th: 1st phase of sales release – this is auction style, you must be present or have a proxy to hold your place
- March 26th: 2nd phase of sales release – (same process as above)
REGISTRATION
- Drive by the community with us (models not available to tour until the March 12th) – we have so much to tell you!
- Drop off your pre-qualification paperwork at The Ranch House
- Register with us as your realtor of record for the Auberge community so we can continue to help you through the process (we can do this even before the grand opening to save time!)
- Schedule time to meet with our lender to ensure you’re in the best position to buy
PRIORITY LIST
- Del Sur Homeowners & their immediate family: defined as parents, grandparents, & inlaws
- Can pre-qualify from 12 PM on 2/13 – 4 PM on 2/23
- Must show proof of ownership of Del Sur resident (tax bill)
- May need to document you are immediate family
- Cash or loan makes no difference as long as the buyer is non-contingent (does not rely on the sale of a home to purchase)
- Contingent goes to the bottom of the list, even below non-contingent general applicants
- This group will receive random lottery numbers; the order in which you turn in your pre-qualification does not matter
- General Applicants
- Can pre-qualify from 10 AM on 2/24
- Here is where non-contingent buyers who are all cash or with favorable terms (more money down, etc.) will be given a higher priority list number than others who are time stamped as submitting their online pre-qualification at the same time
- All cash needs to provide proof of funds; the earlier you provide them to the lender, the better
SALES RELEASE DETAILS
First release – March 19th
- Cannot choose cabinetry in 1st & 2nd releases
- Cottages: 9, Villas: 8, Summer House: 7
- Estimated July move in date
- Must be present; order in which they call applicants
- If cannot be there, must sign a proxy form to have your realtor or family member there for you
- You do not lose your chronological order if you defer to a later phase release
- Combined release of all 3 communities
Second release – Expected March 26th
- Similar in count to the first phase
- Move in date estimated to also be July
- After that sales releases are estimated to occur every 2 weeks
- The community will be built fast — they are often are building 5 phases at once
- Do not get discouraged if there are are large number of people on the list; many people drop out for various reasons – being pre-qualified is more than half the battle!
FYI – FOR YOUR INTRIGUE
Things you may want to know, in no particular order:
- Parking is available throughout the community on the streets; no designated visitor parking spots
- The Villas & The Cottages are considered condos while Summer House is fee simple (ask for more detail)
- Hillside will eventually be restored with indigenous plant life
- The community is NOT being sold to investors – there are many policies put in place for this
- Do not need to be 55 to buy; just 55 to occupy
- Only one resident needs to be 55 (other can be spouse or a roommate, amongst other exceptions)
- Additional documents are required for the qualifying 55+ resident named and you must re-verify every 2 years. A sale can be forced if the home owner does not comply with these stipulations
- The club will have a full staff member at all times
- Activities will be homeowner driven (Bunco, Travel Club, Wine Club, you name it!)
WHAT NOW?
Del Sur Residents and their immediate family members are able to pre-qualify between February 13th and the 23rd. Fill out the Auberge Prequalification Worksheet and drop it off at The Alcove (temporary sales office) in The Ranch House before 4 O’Clock on February 23rd. All general applicants can apply online on the CalAtlantic websiteon February 24th at 10 AM.
